The Real Estate Services Department, Property Management and Leasing Division, is recruiting for  Real Property Agents II with commercial leasing and property management experience.

Real Property Agents II are responsible for complex property management and commercial leasing activities.  Essential duties include soliciting proposals; negotiating for leased facilities to house County employees providing services throughout the County; negotiating leases for County-owned property; leasing administration and property management duties; monitoring improvements to conform with lease agreements; and resolving issues and landlord/tenant disputes.

THE DEPARTMENT
 
The Real Estate Services Department (RESD) is a multi-disciplined department of professionals providing the County of San Bernardino and other government agencies with comprehensive real estate services. With a highly skilled staff, RESD has established a strong reputation among its clients for providing exceptional technical expertise, administrative services and client responsiveness.

RESD services fall under two categories. The Property Management and Leasing Division manages contracts including leases, licenses and use permits. The Appraisal and Acquisitions Division manages land and building purchases for County use, appraisals, eminent domain acquisitions, and sales of surplus property.


*4 weeks of annual vacation is accrued after 18,720 service hours. Employees initially accrue 2 weeks of annual vacation. 
 
CONDITIONS OF EMPLOYMENT
 
1) Applicant must successfully pass a background check prior to appointment. 2) Travel throughout the County may be required. A valid California Class C driver license is required at time of appointment; employees in this class may be required to use personal vehicles and show proof of automobile liability insurance.

Minimum Requirements

Experience: Two (2) years of experience leasing commercial real estate or providing property management services (office, industrial, or retail). Note: Residential experience is not considered qualifying.

Education: Thirty (30) semester (45 quarter) units of completed college coursework, half of which must be upper division, in real estate, public/business administration, economics, or other closely related field. A list of coursework must be submitted with the application.

Each additional one (1) year of qualifying experience may substitute up to 15 semester (23 quarter) units of the education requirement.

Desired Qualifications

A Bachelor's degree is highly desirable.

Describe your experience providing property management. Include your scope of responsibility, as well as the size and type of typical properties (retail, office, industrial). Also indicate the number of tenants, involvement in rent collection/negotiation and document preparation, and responsibility for maintenance and updates. Describe your experience preparing reports, requests for proposals/quotes, and recommendations to obtain approval to proceed.
